Mortar joints are usually the first thing to go. They're softer than brick by design — the idea is that the mortar absorbs stress so the bricks don't crack. But that also means mortar erodes faster, especially on the sides of your chimney that face the worst weather. Crown & Cap

Crown repair usually involves removing the damaged crown and pouring a new one with a proper overhang and drip edge. Flashing Repair
